An expert is a person with special expertise and knowledge in the field. It is a qualified person whose task is to provide independent and neutral assessments based on this knowledge and skills. The first mention of expert activities dates back to the 16th century. Thus, it is clear that the field of expertise and appraisalhas changed over the years, gaining a different direction, and forming it in its present form. This article aims to introduce the basic theory of expertise and appraisal and to make a historical excursion to the development of expertise and appraisal both in the world and in the Czech Republic. It focuses in particular on real estate valuation and its aspects and changes over the years.
